Getting your rental deposit back in Ghana is often a negotiation. Most landlord-tenant disputes over deposits come down to one thing: the condition of the property at handback. A documented professional move-out clean — with photos taken before you return the keys — is your strongest protection.

What Landlords Check When You Move Out

Experienced Accra landlords and their agents have a standard inspection routine. These are the areas that most commonly result in deposit deductions:

Bathrooms

Limescale and mold in the shower, staining around the toilet base, and dirty grout are the #1 cause of move-out deposit deductions in Ghana. Even a "cleaned" bathroom that has pink or black mold visible in grout lines will trigger a deduction. Kitchen

Grease on the extraction fan and hood is one of the most universally missed areas by tenants doing their own cleaning. Timing: When to Book Your Move-Out Clean

Book the cleaning after your furniture has been fully removed — this allows the team to access areas that were behind furniture (often the worst areas) and gives the best result. Book at least 2–3 days before your handback date to allow time for any re-inspection if needed.
